TERMS & CONDITIONS


The Villa will be purchased under a Freehold Lease Agreement or a local nominee contract. This is the most secure and honest way that we, can offer you the foreigner to purchase one of our Villas.

The sale of the Villa is on Freehold land, meaning that this land is legally registered with the Indonesian Government and is authentic as per the land certificate.

This agreement will stay legal as per lease contract, or as per local nominee contract.

This Agreement outlines the following terms and conditions.

  1. The Villa Purchase Price
    The purchase price for the Villas,is

    * Villa "Simplicity" Eur. 120,000
    * Villa "Tropis Suite " Eur. 150,000
    * Villa "Tropis Royal " Eur. 225,000
    * Villa "Grand Royal " Eur. 300,000

  2. The Villa Payment Structure
    Due to the Villas taking 6 months to complete, the payment structure is outlined below. All monies are transferred into a nominated bank account authorized by the Lessor casu quo Villa Owner. Payments will be as follows;
    .
    (a) 50% Deposit upon signing of this agreement
    (b) 20% 2 months from the signing of this agreement
    (c) 20% 2 months from the signing of this agreement
    (d) 10% Final inspection of the Villa
    .
  3. Villa Warranty
    The warranty on your Villa covers you for a period of 3 years.

  4. Villa Insurance
    All Insurance costs are the sole responsibility of the Villa owner.
    .
  5. External Villa Walls and Features
    All external walls and external features of your Villa cannot be changed or altered. This will ensure the beauty of the Private Beach and/or Hill Top Villa will remain that way and the secluded ocean and mountain view also.

  6. External Property Changes,
    If you require changing any external walls or features, you must first seek permission from the Lessor/Developer for prior approval.
    .
  7. Electricity, Telephone & Water
    All electricity costs are the sole responsibility of the Villa Lessee casu quo Villa Owner.

  8. Internet & IndoVision
    All Internet & IndoVision costs are the sole responsibility of the Villa Lessee casu quo Villa Owner.

  9. Selling of your Villa
    All Villa Lessee's casu quo Villa Owners can sell or sub-lease their Villas. The Villa Lessee casu quo Villa Owner who wishes to sell their Villa is liable for all the legal fees associated with this sale.

  10. Renting of your Villa
    Upon the Villa Lessee casu quo Villa Owner request, the Villa can be rented out during your absences for your requested nightly, weekly or monthly rental fee. Due to the extra staff required for this service, the Tropis Living Property Group will retain 40% of these rental monies for these services.

  11. Death of the Owner/s
    Due to the unforeseen circumstances that the Villa Lessee's casu quo Villa Owner's decease, then a Beneficiary must be nominated to ensure to whom the Bungalow name/s are transferred into.
